What we do and do not do
Mold & Environmental of Central Florida provides mold assessment and mold remediation in Florida under two Department of Business and Professional Regulation licenses held by Mauricio Gutierrez: Mold Assessor MRSA3298 and Mold Remediator MRSR3880.
One role per project. Florida licenses assessment and remediation separately. On any single project we act in one of those roles only. If we assess a property, the remediation is carried out by an independent contractor, and the reverse also applies.
We do not give medical advice. We assess buildings. Questions about health, symptoms or exposure belong with a qualified medical professional, and nothing we provide should be read as a medical opinion.
We do not advise on, negotiate or adjust insurance claims. We can provide documentation of what we found and what we did, which you may submit to your insurer. Anything beyond that is a matter for you and your insurer or a licensed public adjuster.
What an assessment can and cannot tell you
An inspection covers what can be reached and seen on the day. Wall cavities, sealed voids and areas behind fixed fittings cannot be inspected without opening them up. Our reports state what was examined and what was not.
Where samples are taken, laboratory results describe what was present in those samples at that time. They are not a complete inventory of a building, and no sampling method can be.
Mold can return if the moisture source is not corrected. Remediation deals with affected material; it does not repair the roof, plumbing or drainage that admitted water. We will tell you what needs correcting, including when it needs a different trade.
Quotes, access and work
Quotes
Quotes are based on what was visible and accessible when we looked. If opening up reveals a larger affected area, we will stop, tell you, and agree the change with you before continuing.
Access
We need safe access to the areas concerned. In shared or multi-unit buildings, permission may also be needed from an association or building manager, and arranging that is the owner's responsibility.
Scheduling
We give an expected timescale before starting and tell you if it changes. Weather, access and what is found on opening up can all affect it.
