Can mold grow under vinyl plank flooring?
Short answer: yes. The property that makes vinyl plank attractive — water runs off it rather than soaking in — is the same property that lets water sit underneath it with nowhere to go.
How water gets under it
Vinyl plank is water-resistant on the surface, not sealed at the joints. Liquid finds seams, edges and the perimeter, particularly around dishwashers, fridges with ice makers, bathrooms and exterior doors.
Once it is underneath, the same water resistance works against you. The floor above will not let it evaporate upwards, so it stays in the subfloor, the underlayment or the adhesive. On a concrete slab, moisture rising through the slab can do the same thing without any spill at all.
This is why the problem is usually found late: the surface looks perfectly fine.
Signs worth paying attention to
A musty smell with nothing visible
Often the first sign, and easy to dismiss. Smell is the one that travels through a floor when nothing else does.
Planks lifting, cupping or feeling soft
Movement in the subfloor beneath, usually moisture-related.
Discolouration at the seams or edges
Staining creeping out from a joint or along the perimeter.
A spot that feels different underfoot
Springiness or give in one area rather than across the room.
Recent water event in the room
A dishwasher leak, an overflowed bath, a storm that got in under a door.
Consistently high humidity
Particularly on a ground floor or slab.
What we would do about it
An inspection starts with moisture readings rather than lifting planks. A meter can tell us whether the subfloor is wet without taking the floor apart, and thermal imaging can show a temperature pattern consistent with moisture across an area.
If readings suggest water underneath, a small section is lifted to look. That is a considered decision, not a default — opening a floor is disruptive, and there is no point doing it on a hunch.
If growth is found, the affected material comes out, the area is dried, and the source is identified before anything is put back. Laying a new floor over a subfloor that is still wet repeats the whole thing.

Is waterproof vinyl plank immune to this?
The plank may be waterproof. The subfloor under it, the underlayment and the adhesive generally are not, and that is where the problem sits.
Can I check without pulling up the floor?
Often yes. Moisture readings and thermal imaging can indicate whether there is water underneath before anything is lifted.
Does the whole floor have to come out?
Usually not. The extent is decided by where the moisture actually is, which is the point of measuring first.
There is a smell but the floor looks perfect. Am I imagining it?
Possibly not. A surface that sheds water also hides what is underneath it, so a smell with nothing visible is a normal way for this to present.
